Abstract [sv]

Detta är en kandidatuppsats i samhällsbyggnadsteknik vid Högskolan Dalarna. Denna studie undersöker hur externa handelsområden ska vända den rådande trenden i att fler och fler lokaler står tomma. Forskning har visat att ett sätt att göra detta är genom att göra dessa handelsområden resilienta. Undersökning utförs i studien för att se hur planerare och fastighetsägare kan arbeta för att skapa resilienta handelsområden.

Genomförandet är med hjälp av litteratur- och dokumentstudier samt genom semistrukturerade intervjuer med 6 respondenter.

Temakategorierna resiliens, arbetssätt och geografisk position är avgörande för den framtida utvecklingen samt att existerande resiliensprinciper bör omvandlas för att planerare ska kunna implementera i det praktiska arbetet, vilket studien visar. Resultatet av studien blir en planeringsprincip för planerare att nyttja till att skapa resilienta handelsområden. Planeringsprincipen prövas genom att konstruera en illustrationsplan över Knalleland i Borås.

Studien visar även att implementering av biologisk mångfald och multifunktionalitet i handelsområden är viktigt. Genom att implementera en ökad multifunktionalitet bidrar det till att fler människor är i rörelse i området vilket bland annat skapar ett större underlag för handeln. Biologisk mångfald bidrar bland annat till att säkra området mot yttre hot så som utsläpp, översvämningar samt höjer områdets estetiska värden.

Abstract [en]

This study is a bachelor thesis in Civil Planning and Construction at Högskolan Dalarna. This study investigates how external retail areas can turn the current trend that more and more of the premises is empty. Research has shown that one way of doing this is to make the external retail areas more resilience. This study examines how urban planners and property owners can work to make these areas more resilience.

The study has been conveyed through literature- and document studies on the subject as well as by semistructured interviews with 6 respondents.

This study has shown that the theme categories resilience, work procedures and geographical position is crucial for the ulterior development as well as existing resilience principles should be transformed for the urban planners to use in their practical work. The study results in a planning principle for urban planners to create resilient external retail areas. The planning principle puts to the test by making an illustrationplan of Knalleland in Borås by it.

The study also shows that it is important to implement biodiversity and multifunctional properties in the external retail areas. By implementing a larger multifunctionality there will be more movement in the area which contributes to develop a larger basis for the retails. The biodiversity contributes among other things to make the area more resistance to outer threats like for example pollution, flooding and in the same way help to increase the aesthetic value of the area.
