Moisture Protection and Durability In Wooden Foundations : A case study of VillaZero (English)
Abstract [en]

As demands for climate-adapted construction increase, interest is growing in alternative foundation solutions that can reduce the climate impact of the construction sector. This thesis examines the technical and sustainability-related properties of timber foundations through a case study of VillaZero, Sweden’s first carbon-neutral single-family house, where a CLT-based foundation replaces the traditional concrete slab. The aim is to analyse the moisture safety and long-term performance of timber foundations, as well as their potential for industrialized application in single-family and townhouse construction.

The study is based on a qualitative methodology, using literature reviews, expert interviews, and existing measurement data from installed moisture sensors as the empirical foundation. The technical analysis shows that the central parts of VillaZero’s timber foundation maintain a stable moisture content of 10–14%, which is below critical levels for microbial growth. At the same time, local risk zones were identified in edge beams and corners, where moisture content approaches 18–20%. These variations are primarily attributed to weather exposure during the construction phase and insufficient drying in structural details.

The results show that timber foundations, when properly designed and executed, can serve as a sustainable alternative to concrete, offering benefits such as reduced carbon emissions, shorter construction times, and improved working conditions. However, certain challenges remain, particularly related to the construction industry's inertia, the lack of climate-driven incentives, and the need for clearer standards. The study suggests further research into moisture mitigation in risk areas, long-term studies of moisture variation, and the development of technical guidelines for timber foundations in larger building projects.

I takt med ökade krav på klimatanpassat byggande växer intresset för alternativa grundläggningslösningar som kan minska byggsektorns klimatavtryck. Detta examensarbete undersöker trägrundläggningens tekniska och hållbarhetsmässiga egenskaper genom en fallstudie av VillaZero, Sveriges första koldioxidneutrala småhus, där en KL-träbaserad grund ersatt traditionell betongplatta. Syftet är att analysera trägrundens fuktsäkerhet och långsiktiga prestanda samt dess potential för industrialiserad tillämpning i småhus- och radhusproduktion.

Studien bygger på en kvalitativ metodansats där litteraturstudier, expertintervjuer och befintliga mätdata från installerade fuktsensorer utgjorde det empiriska underlaget. Den tekniska analysen visar att centrala delar av VillaZeros trägrund håller stabil fuktkvot 10–14 %, vilket ligger under kritiska nivåer för mikrobiell tillväxt. Samtidigt identifierades lokala riskzoner i kantbalkar och hörn, där fuktkvoten närmar sig 18–20 %. Dessa variationer bedöms främst bero på väderexponering under byggskedet och bristande uttorkning i konstruktiva detaljer.

Resultaten visar att trägrund, vid god projektering och korrekt utförande, kan vara ett hållbart alternativ till betong, med fördelar som minskat koldioxidutsläpp, kortare byggtid och förbättrad arbetsmiljö. Dock kvarstår vissa utmaningar, särskilt kopplade till branschens trögrörlighet, avsaknad av klimatstyrda incitament samt behov av tydligare standarder. Studien föreslår fortsatt forskning kring fuktåtgärder i riskzoner, långtidsstudier av fuktvariation samt utveckling av tekniska riktlinjer för trägrund i större byggprojekt.
